With the US Federal Reserve looking to cut interest rates, the backdrop for real estate stocks is more favourable. Our focus remains on companies with solid balance sheets that can grow rents at or above inflation. We expect to see a continued divergence in performance between high-quality Grade A real estate versus Grade B assets.

We seek to make well-timed investments in undervalued real estate companies, favouring high quality real estate in land-constrained markets. We aim to identify real estate with a high asset base potential to build a well-diversified portfolio. The promotion of environmental and/or social characteristics is achieved through the fund's commitment to maintain at least 10% of the value of its portfolio invested in Sustainable Investments, as defined by the SFDR. Additionally, we apply a proprietary responsible screen (exclusion list). The manager is not constrained by the fund’s benchmark, which is used for performance comparison purposes only.

Global real estate stocks produced positive results in May. Within the portfolio, stock selection coupled with a modest overweight allocation in Japanese names detracted from performance. Here, our overweight positions in a pair of real estate development companies underperformed in what proved to be one of the worst performing countries in the world during May. The absence of Swedish companies in the portfolio also weighed on relative performance as Sweden generated strong returns during the month. Conversely, stock selection in the US aided performance. Our lack of exposure to a poor-performing, benchmark heavyweight real estate investment trust (REIT) helped relative performance. In addition, our investment in a health care REIT performed strongly following an earnings release that exceeded analyst expectations. Stock selection and an overweight allocation in UK names also contributed positively. Our overweight allocation to a self-storage company and our out-of-benchmark position in a leading UK homebuilder were the top performers during the month.

The US, Japan, the UK, and Australia represent our largest country allocations. During the month, we continued to find opportunities where we feel valuations may be underestimating the durability of growth or turnaround potential within the company. In the US, we added to our position in a leading data centre colocation company. We believe the firm will command a pricing premium in a fast-growing industry. We also increased our stake in an American industrial property landlord with significant global scale, as we believe that the company is well positioned to benefit from supply chain reconfiguration and growth in e-commerce.
